Traditional home sales routinely unravel in the inspection period. A buyer's inspector finds issues, the buyer demands a price reduction or repair credits, and the seller is left choosing between renegotiating or relisting. When you sell to us, we account for the home's condition when we make the offer — there is no secondary negotiation, no inspection contingency, and no last-minute surprises. The price we offer is the price you receive.
Any condition means any condition
Foundation cracks, roof that needs replacing, fire damage, water intrusion, mold, outdated electrical, a septic system that has failed — we have bought homes with all of these issues and more. You are not required to disclose every defect and then brace for a lowball counteroffer from a nervous buyer's agent. We assess the property directly, make an honest offer based on what we find, and give you a clear path to closing without the uncertainty that comes with a condition-heavy listing.
What kinds of damage or condition issues do you buy?
We buy homes with structural issues, roof damage, fire or smoke damage, water and mold damage, outdated systems, code violations, and any other condition. If it's a house, we can make an offer.
Will the inspection uncover issues that lower your offer?
No. We do a walkthrough to understand the property, but we do not use an inspection as a tool to renegotiate after you've accepted. The offer we give you reflects the condition we see.
Do I need to make any repairs before closing?
None. You sell the home exactly as it stands. We handle all repairs and remediation ourselves after closing — that's our business model.
What if the home has been vacant for years?
Vacant homes with deferred maintenance, vandalism, or utility disconnections are situations we handle regularly. A longer vacancy does not disqualify a property from receiving our offer.
