Even so, many agents believe the return justifies the expense, with nearly a fifth reporting that staging increased offers by several percentage points and about a third noting that it shortened the time a home spent on the market.

Interestingly, cultural influences also play a role. Nearly half of agents say their buyers expect homes to look as polished as the ones they see on television. While staging a home exactly like a reality-show set may not be practical—or even desirable—it underscores how much buyers’ expectations have been elevated. Many buyers are disappointed when a property fails to live up to the sleek, styled look they’ve seen on screen. This makes it all the more important for sellers to bridge the gap between everyday living and aspirational presentation.

The data also shows that buyers are entering the market with firm expectations. Most already have a clear vision of the type of home they want and where they want to live. Many assume they will view about twenty homes virtually and several in person before making a decision. In this environment, first impressions matter more than ever, because sellers are competing not just with other homes in the neighborhood but with every listing a buyer can browse from their phone or laptop.
