Selling your home can be a huge financial decision. You definitely want to get the best possible price and you probably want to get a quick sale. When you are selling your house you have two options, to go through a real estate agent or to sell it yourself, also known as sale by owner.

What is the best option?

Putting your house up for sale by owner means that you will have to do the advertising, arrange open inspections, screen buyers and handle the legal side of the sale yourself. It can be tempting to pursue this option if you want to avoid paying commission to a real estate agent but it’s important to be aware that if you don’t have real estate experience this can be extremely difficult and you may end up losing money by not getting the price your home deserves.

An agent will generally charge a commission to sell your home fast on your behalf but they will know the local property market and will be able to advise you on how to price your property as well as how to present it for maximum appeal. They can also take care of advertising your home, arranging inspections and negotiating with potential buyers. Moving is stressful enough, having an agent can help make the process much easier and ensure you get the best possible price.

It’s important to weigh up all the factors involved before deciding to go ahead with a sale by owner. A property that takes too long to sell can become stigmatized and prospective buyers will start to wonder what’s wrong with it. Using an agent may be the most cost effective option and can help make the process much less stressful for you and your family.
